Role Description:
Reporting to the Operations Supervisor, the Building Operator, Level 3 is an intermediate level building operator providing operational and technical support as a member of a building operations team. The Building Operator, Level 3 may be a sole operator of a building of moderate size and level of complexity as it relates to building systems and tenant demands. The primary objective is to ensure that the assigned building or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.
Responsibilities:
- Responding to tenant service requests
- Assisting Building Operators and maintenance mechanics with installation and repair of mechanical systems
- Installing, repairing and maintaining climate control and other mechanical systems within a building or portfolio
- Overseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing and life safety systems
- General maintenance including housekeeping such as sweeping, litter pick up, snow shoveling
- Assisting with environmental assessments and reporting
- Participating in corporate occupational health and safety program
- Assisting with waste, recycling and hazardous materials issues
- Monitoring of computerized BAS and IBMP control systems
- Must be available for on-call/standby duty and emergency call-outs as required
- Assisting with insurance and risk management inspections, remedial actions and reporting;
- Remaining current and up to date with new industry practices, legislative changes and new technologies
- Participate in tenant and staff community support events as appropriate
- Continually seek opportunities to improve energy consumption
- Quickly respond to and manage environmental hazards
- Consider sustainability when evaluating options for replacement equipment
