Operation Manager

Role Overview

We are seeking an experienced Operation Manager with strong Holiday Homes / Short-Term Rental experience to oversee day-to-day operations, property readiness, guest experience, and team performance. The ideal candidate is detail-oriented, system-driven, and capable of managing multiple units efficiently.

Key Responsibilities1. Operations & Property Management

  • Oversee the daily operations of holiday home units.
  • Ensure all properties are guest-ready (cleaning, maintenance, amenities).
  • Conduct regular property inspections and site visits.
  • Coordinate check-in/check-out processes and resolve operational issues.

2. Guest Experience

  • Maintain high guest satisfaction and respond to escalated complaints.
  • Ensure timely resolution of guest requests and service issues.
  • Monitor guest reviews across platforms and implement improvements.

3. Vendor & Team Management

  • Manage housekeeping, maintenance teams, and inspectors.
  • Schedule, allocate, and track tasks for support teams.
  • Train staff to follow operational SOPs and quality standards.

4. Systems & Platforms

  • Manage PMS platforms (Airbnb, Booking.com, Expedia, Vrbo, etc.).
  • Ensure accurate listing information, pricing, and booking updates.
  • Work closely with the revenue team to optimize occupancy and rates.

5. Compliance & Documentation

  • Ensure all units comply with DTCM / Tourism Authority regulations.
  • Maintain licensing, documentation, and safety standards.
  • Conduct audits to ensure regulatory adherence.

6. Reporting & KPIs

  • Prepare weekly/monthly operational reports.
  • Monitor KPIs: occupancy, turn-around time, guest rating, complaints.
  • Implement process improvements to increase efficiency.

Requirements

  • Minimum 3–5 years of experience in Holiday Home / Short-Term Rental operations.
  • Strong knowledge of PMS systems and OTA platforms.
  • UAE experience is mandatory.
  • Excellent communication and problem-solving skills.
  • Ability to manage housekeeping and maintenance teams.
  • Valid UAE driving license preferred.
  • Ability to work under pressure and handle urgent situations.
