Job Overview:

The Maintenance and Operations Manager is responsible for overseeing the maintenance, operation, and management of facilities, machinery, HVAC, electrical systems, and other essential equipment within a company or facility. This role involves strategic planning, team management, and ensuring the smooth and efficient functioning of all systems while adhering to safety standards, regulatory requirements, and budget constraints. The position requires strong leadership skills, technical expertise, and the ability to manage both people and resources effectively.

Duties & Responsibilities:

1. Leadership and Team Management:

  • Supervising Teams: Lead and supervise a team of technicians, operators, and support staff involved in maintenance and operations. Ensure clear direction, accountability, and efficient team performance.
  • Staff Training and Development: Organize training programs for team members to enhance their skills and knowledge. Ensure that the team is updated on new technologies, safety procedures, and company policies.
  • Performance Management: Monitor team performance, set clear goals and KPIs, and provide regular feedback. Conduct performance evaluations and manage staff development.

2. Operational Planning and Strategy:

  • Developing Maintenance Plans: Create and implement short-term and long-term preventive and corrective maintenance schedules for all systems (HVAC, electrical, mechanical, plumbing, etc.).
  • Operational Efficiency: Identify opportunities for process optimization and cost-saving measures while maintaining high standards of service and system reliability.
  • Budget Management: Prepare and manage the annual maintenance and operations budget. Ensure efficient allocation of resources for equipment repairs, replacement, and preventive maintenance activities.
  • Scheduling: Plan and coordinate maintenance and operational activities to minimize disruptions and downtime. Ensure that operations run smoothly without compromising system efficiency or safety.

3. Facility and Equipment Management:

  • Overseeing Equipment Maintenance: Manage the upkeep of machinery, HVAC systems, electrical systems, water treatment systems, generators, and other critical infrastructure. Ensure regular inspections, repairs, and replacements.
  • System Monitoring: Implement monitoring systems for all critical equipment and systems, ensuring they are operating at optimal performance levels.
  • Compliance and Standards: Ensure that all systems and operations are compliant with local and international safety, health, and environmental standards (e.g., UAE safety codes, energy regulations, environmental guidelines).

4. Troubleshooting and Problem-Solving:

  • Issue Resolution: Oversee troubleshooting and repair activities for complex issues in the facility’s equipment or systems. Lead efforts to diagnose and resolve any operational disruptions or equipment failures.
  • Root Cause Analysis: Analyze recurring problems and implement corrective actions to prevent future issues, increasing the reliability and longevity of equipment.
  • Emergency Management: Respond to emergency situations swiftly and effectively. Develop contingency plans for equipment failures and system outages.

5. Health, Safety, and Environmental Compliance:

  • Safety Programs: Ensure that all maintenance and operational staff are adhering to safety standards. Implement and monitor safety procedures for all maintenance activities.
  • Regulatory Compliance: Ensure compliance with UAE regulations related to occupational health and safety (OHS), environmental protection, and any relevant industry-specific standards (e.g., HVAC systems, electrical systems).
  • Environmental Sustainability: Promote the use of energy-efficient systems, reduce waste, and ensure that equipment and operations meet environmental standards.

6. Vendor and Supplier Management:

  • Procurement: Oversee procurement of tools, parts, and materials required for maintenance and repair. Negotiate contracts with suppliers and service providers.
  • Vendor Relationships: Manage relationships with external contractors, service providers, and suppliers. Ensure that contracts are upheld and service level agreements (SLAs) are met.
  • Outsourcing: Manage and oversee outsourced services, such as specialized technical work or cleaning services, to ensure quality service and compliance with contracts.
