Job Overview:

We are looking for a hands-on Maintenance Supervisor with strong technical knowledge in mechanical, electrical, and plumbing systems to ensure our properties are well-maintained and tenants receive excellent service.

Main Responsibilities:Daily Operations:

• Supervise maintenance team and assign daily work orders
• Oversee repairs and maintenance of building systems
• Respond to tenant maintenance requests promptly
• Conduct regular property inspections
• Ensure all common areas are well-maintained
• Handle emergency repairs and callouts

Technical Oversight:

• Maintain AC systems, chillers, and HVAC equipment
• Manage electrical systems, lighting, and generators
• Oversee plumbing, water supply, and drainage systems
• Supervise elevator and lift maintenance
• Coordinate fire safety and security systems
• Ensure swimming pool and gym equipment maintenance

Team & Vendor Management:

• Lead and train maintenance staff
• Coordinate with external contractors and suppliers
• Monitor work quality and completion timelines
• Manage relationships with service providers
• Ensure team follows safety procedures

Administration:

• Maintain maintenance records and logs
• Track spare parts inventory
• Prepare reports for management
• Manage maintenance budgets
• Process work orders through facility management system

Requirements:

Experience:

• 5+ years in building/property maintenance
• 2+ years in supervisory role
• Real estate or facilities management background

Technical Knowledge:

• HVAC and air conditioning systems
• Electrical installations and repairs
• Plumbing and water systems
• General building maintenance

Skills:

• Strong leadership and team management
• Good communication in English
• Problem-solving abilities
• Computer literate (MS Office, maintenance software)
• UAE driving license required

Education:

• Technical diploma or equivalent
• Trade certifications (HVAC, Electrical, or Plumbing)
